General Commercial Inspection
WHAT IS IT?
Our team of commercial property inspectors focus on delivering a broad assessment of the property’s overall condition without delving into highly technical or specialized testing. Think of it as a “big picture” evaluation to identify major issues that could affect the property’s value or safety.

WHAT’S INCLUDED?
Exterior - We inspect the structure, foundation, and the grounds reporting on the overall condition, not individual defects.
Interior - We evaluate the overall structure and systems, nothing detailed.
Roof & Drainage - We evaluate the overall structure and systems, nothing detailed.
Electrical System - Visual inspection of the electrical system evaluating overall condition.
Plumbing System - Visual inspection of the plumbing system evaluating overall condition.
HVAC System - Visual inspection of the HVAC system evaluating overall condition.
Note, we do not inspect industrial grade kitchen or specialty equipment.
A personal walk-through with our lead commercial building inspector is included if the client will be on-site.
A comprehensive e-report will be delivered within 2 business days post inspection. If needed sooner, please request that with our team when scheduling.

Detailed Commercial Inspection
WHAT IS IT?
A comprehensive, in-depth evaluation of a commercial property, designed to uncover every critical detail that could affect safety, functionality, and long-term value. Unlike a general overview, it goes well beyond surface-level observations and provides clients with a full understanding of the property’s condition.
WHO BEST BENEFITS?
This service option is perfect for a beginner or seasoned investor. It depends on your goals and concerns, but the more you know the better investment decision you can make. It also provides valuable information for long-term cost planning and strategy. A detailed inspection is suited for a purchase inspection or a preventative maintenance inspection.
WHAT’S INCLUDED?
Exterior - We inspect the overall structure and the grounds. Structure is limited in nature, as we are not structural engineers. However, we can arrange a structural inspection if you’d like a more in-depth foundation inspection if it’s an area of concern. Our general foundation inspection suffices if not an area of concern. Grounds include items, such as concrete flatwork, yard drainage, and dead/over extended vegetation.
Interior - We inspect for general defects, functionality, and safety of doors, walls, windows, ceilings, and floors. Defects may include water damage, physical damage, possible mold growth, etc.
Roof & Drainage - We inspect the roof for properly installed gutters, downspouts/extensions, properly installed shingles/damaged shingles, roof flashing/venting, and overall roof structure for safety and defects.
Electrical System - Our focus is inspecting the service entrance, panels and disconnects, visible wiring, available or representative number of receptacles, GFCIs, and safety equipment.
Plumbing System - The focus is to inspect proper venting, drain lines, sump pumps, lift stations, etc.
HVAC System - We inspect heating/cooling units (furnace/AC) and ductwork for proper installation and visible defects. We do not test individual units for functionality.

WHAT IS IT?
Services to give clients a deeper, more tailored understanding of their commercial property, we offer a variety of optional, add-on services alongside our standard inspections. These services allow you to focus on areas of specific concern and gain more detailed insights before making important investment decisions.
WHAT OPTIONS ARE AVAILABLE?
Sewer Scope Inspection - The certified commercial property inspector uses a camera to inspect the sewer line that connects the building to the city main or septic system evaluating for defects, such as cracks, blockages, and damage. We highly recommend this service, especially for buildings with high use restrooms for employees and customers.
Radon Testing - A digital unit is placed on the lowest-level of the building to collect data from the air, measuring the amount of radon gas. The entire test takes 48 hours to complete and then results are emailed to you. We recommend this service for buildings where employees work and customers visit often.
CapEx Planning - Capital expenditure (CapEx) planning is the process of evaluating and forecasting the major investments a property will need over time, such as roof replacements, HVAC upgrades, or structural repairs. For commercial property owners and investors, understanding these future costs is critical for budgeting, risk management, and making informed investment decisions.
